This house is about 72 years old, and with anything this old the odds are it needs some work. In this case, it needs a fair amount of work. We can divide this into the things I intend to do before moving in (covered on this page), and the things I intend to get to in the course of the first year or two (covered on the Plans page).
The current occupant's pets have effectively destroyed the hardwood floors on the first floor. Due to the nature and extent of the stains, these floors will have to be replaced. The floors in the bedrooms and upstairs hallway should only require refinishing.
I am not a huge fan of wallpaper, and every room in the house seems to have been papered. There are apparently sound plaster walls underneath that paper, so it'll have to be stripped, the walls patched if needed, and a fresh skim coat of plaster may be necessary. Then all the walls will have to be painted. This should all be done before any work is done on the floors, just to eliminate the risk of slopping paint and plaster on the newly finished floors.
The electrical wiring in the house has not been updated, so what's in the walls is still the original '20s cloth insulated wire. That should be replaced, as my various hobbies and toys tend to involve a fair amount of juice. I'm told this can be done without opening up the walls, which I believe would be hideously expensive. So the wiring should be replaced before the patching and painting is done.
On the outside of the house, the old wooden gutters have rotted pretty severely and in some cases taken part of the rafter tails with them. Many of the down spouts are just plain gone. It's been recommended that I just cut off the remaining rafter tails, deal with the damaged lumber, and install an enclosed soffet. Then you can hang aluminum or vinyl gutters off of that work.
It's a lot of work, and we haven't even talked about the kitchen or the bath and a half yet...
